What do I look for in a home inspector?A person who is state licensed, affiliated with a professional organization such ASHI (American Society of Home Inspectors), and someone who will respond to you within a reasonable period of time. Back to TopWho is present during the home inspection?The inspector, hopefully the buyer, the real estate agent (s) involved and occasionally the seller. Back to TopWhat happens if the weather is bad?It will limit certain aspects of the inspection. For example, an inspector will not go on the roof if it is raining, or covered with snow or ice. If the roof, decks, porches, etc. are covered in snow, they can not be properly inspected. Other than conditions like this, weather does not generally affect the inspection process. Back to TopCan I ask questions during the inspection?Yes. Please do and your questions are encouraged. Back to TopAre any maintenance issues discussed?Yes. We try to provide you with as much information regarding maintenance issues as possible aiding you in the proper care of your new home. Back to TopIs a termite/pest inspection part of the home inspection?No. We inspect for damage caused by wood boring insects and comment on it when it is observed. We will recommend a pest inspection and/or treatment if, in our opinion, it is deemed necessary. Back to TopDo you inspect for lead paint?No. We will consult with you on the possible presence of lead paint and the procedures for dealing with it. We can also refer you to a licensed lead inspector. Back to Top When do I receive the report? An e-mail version will be forwarded to you within 24 hours and most often the same day. A hard copy will be sent to you by mail the following day. Back to Top Does anyone else receive the report?Professional ethics require that we provide the report ONLY to YOU, our client...no one else.
